Best real estate marketing agencies in 2026: 12 ranked

Your IDX feed is the same feed every other agent in town has. Zillow outranks all of it. What actually wins is the content only you can write — the neighborhood, the school district, the commute, this month's numbers. We ranked 12 real estate marketing agencies and platforms on exactly that.

How we ranked these

Our criteria — and why they matter

We looked at live client sites, not sales decks. On each one we checked whether the IDX pages were indexable and unique, counted how many genuinely local pages existed — neighborhood guides, market reports, school and commute content — and ran mobile Lighthouse tests. Then we looked at where the leads come from: organic search, or an ad budget that has to be refilled every month.

Each company is scored on five weighted factors:

Results & traffic (30%) — measured organic sessions and ranking footprint · Output & value (25%) — content shipped per dollar, contract terms · Technical & AI-search (20%) — site performance, schema, AI-citation rate · Transparency (15%) — public pricing, honest reporting · Fit & specialization (10%) — depth in your niche.

The split was clean. The platforms are good at listing search and lead capture. Almost none of them produce the local content that earns organic traffic in the first place, so the lead cost stays tied to ad spend. We placed theStacc first because it publishes that local content every week, month-to-month, and every page stays on a domain you own. Compare the numbers below.

The ranking

12 real estate marketing agencies, ranked

#1 · Best overall
1

theStacc

Managed real estate site + local content · from $749/mo · month-to-month

theStacc builds and manages your site as part of a managed SEO engine, then publishes the local pages that actually rank — neighborhood guides, market updates, buyer and seller process pages, one per area you work. That is 30+ pages a month, each reviewed by a human SEO manager before it goes live, written to be cited by Google and by AI search when someone asks which neighborhood fits their budget. The build is static and fast, which matters for buyers browsing on a phone. Best for agents and teams who want organic lead flow instead of a rented ad pipeline.

Strengths

  • Neighborhood and market pages published every week
  • 30+ pages a month, human-reviewed before publish
  • Built for Google and AI search (GEO/AEO)
  • Month-to-month — the pages follow you, not the brokerage

Good to know

  • Organic compounding, so the curve builds over months
  • Works alongside your existing IDX and CRM

Luxury Presence

Agent & team websites, luxury focus · from ~$500/mo

The best-looking agent sites in the business, aimed squarely at luxury agents and teams who need the brand to match a $4M listing. Fast, modern templates, good IDX integration, and a marketing layer on top. It is a design and brand product first — the content that earns neighborhood rankings is still yours to produce, and the premium tiers climb quickly.

Strengths

  • Best-in-category design for luxury agents
  • Solid IDX and lead capture
  • Strong brand and listing presentation

Consider

  • Content strategy is largely on you
  • Premium tiers get expensive fast
Pricing: from ~$500/moBest for: Luxury agents and teams

theStacc vs Luxury Presence: Luxury Presence makes your brand look the part; theStacc writes the neighborhood and listing pages that get you found before the brand matters.

Real Estate Webmasters

IDX platform + CRM for teams & brokerages · from ~$500/mo

One of the most capable IDX platforms in real estate, with deep search functionality, a built-in CRM and a long history serving high-volume teams. If your business runs on listing search behavior and lead routing, the technology is genuinely strong. It is also a heavier commitment — real onboarding, real cost, and SEO content sold on top.

Strengths

  • Powerful IDX search and CRM
  • Built for high-volume teams
  • Long track record in the vertical

Consider

  • Heavy onboarding and higher cost
  • Content sold as an add-on

Union Street Media

Brokerage websites & digital marketing · custom pricing

A Vermont agency with a serious brokerage client list and unusually good technical execution — clean IDX implementations, fast sites, and marketing services attached. A strong pick for independent brokerages that want a partner rather than a template. Pricing is custom and the team is deliberately not huge.

Strengths

  • Strong brokerage-level execution
  • Clean, fast IDX implementations
  • Real digital marketing services attached

Consider

  • Custom pricing, brokerage-scale budgets
  • Limited capacity

Agent Image

Custom agent websites (est. 1999) · from ~$3,000 build

The long-running incumbent in agent website design, offering everything from semi-custom templates to fully bespoke builds. Enormous portfolio, plenty of options, and a sales team that will walk you through all of them. Watch the total: build fees plus hosting plus SEO add-ons stack up, and the SEO layer is not the strongest part of the offer.

Strengths

  • Huge portfolio and long history
  • Template through fully custom options
  • Familiar name agents trust

Consider

  • Costs stack — build, hosting, SEO add-ons
  • SEO is the weakest part of the package
Pricing: from ~$3,000 build + monthlyBest for: Agents wanting a custom-designed site

Placester

Agent website platform · from ~$79/mo

The accessible end of the market — IDX-enabled agent sites at a price a new agent can absorb, with a simple editor and no build fee. For a solo agent who needs a working site this month, that is the right trade. Design is templated, customization is limited, and there is no content engine behind it.

Strengths

  • Genuinely low monthly price
  • IDX included, no build fee
  • Easy for a solo agent to run

Consider

  • Templated design, limited customization
  • No content or SEO program
Pricing: from ~$79/moBest for: Solo agents on a budget

BoomTown

Lead generation + CRM platform · custom pricing

BoomTown is really a lead-gen and follow-up machine with a website attached — paid traffic in, leads into a CRM, agents nudged to work them. Teams that run on paid acquisition and disciplined follow-up get a lot from it. Organic growth is not the point, and the monthly commitment plus ad spend adds up before a single lead converts.

Strengths

  • Strong CRM and lead follow-up
  • Proven for paid-acquisition teams
  • Good agent accountability tooling

Consider

  • Paid-traffic dependent, not organic
  • High combined platform and ad cost

Good fit for growing teams that want structure. You still supply the neighborhood and market-report content that turns that architecture into rankings.

  • Solid CRM for growing teams
  • Reliable IDX performance

Marketing + coaching for agents and teams · custom pricing

Half agency, half coaching program, built around a specific playbook of paid social, email and listing marketing. Agents who follow the system and show up to the calls report real results from it. The value is tied to your participation, the pricing is agency-level, and organic search is a minor part of the model.

Strengths

  • Clear playbook plus coaching
  • Strong paid social and email execution
  • Active community

Consider

  • Results depend on your participation
  • Organic search is a minor focus

Ylopo

AI lead gen + branded sites · custom pricing

A technology-led lead generation platform pairing paid search and social with AI follow-up and a branded site layer. The follow-up automation is genuinely ahead of most of this category. Like BoomTown, the engine is paid media — turn off spend and the pipeline stops, and organic content is not what you are buying.

Strengths

  • Strong AI-driven lead follow-up
  • Modern paid acquisition stack
  • Branded site layer included

Consider

  • Pipeline stops when ad spend stops
  • Organic content is not the product

Why SEO feels slow and expensive

SEO shouldn't be limited by your team's capacity.

A freelancer gives you five posts a month. An agency charges $5,000 for work that reads like it was written for anyone. Hire in-house and you're training someone for months. They all hit the same wall — there are only so many hours in a day.

The difference

An SEO engine with a team on top. Not another agency.

Agencies sell you hours, so wanting more means paying more. We spent years learning how Google — and now AI — decide who ranks. Then we built software that does that work on repeat. It doesn't get sick, distracted or bored, and a real SEO manager owns your results.

Step 1 · Research

We work out what your customers search for

The engine reads the keywords, the questions people ask, and what your competitors already rank for. It covers more ground in a day than one person could in a month.

Step 2 · Publishing

We turn it into pages and post them

All of that research becomes real content, written in your voice, and published to your website, blog, Google listing and social accounts. Every week, without you asking.

Step 3 · The team

Real people check the work

You get an SEO manager who owns your strategy, reads what goes out, and walks you through it once a month. The software does the volume. People decide what good looks like.

The result

30+ pages a month, month after month

An agency sends you five or six blogs. We publish more than thirty, all researched, all optimized, all live. And because it never stops, the results build on each other.

Buyer's guide

How to choose a real estate marketing agency

Six things that separate a partner that compounds from a retainer that drains. Take them into every sales call.

01

Match the model to your size

Enterprise brands can absorb a $10k/mo retainer; a small business or a Series-A startup usually can't and shouldn't. Work out what one qualified lead is worth to you, then look for output-per-dollar, not headcount or a famous logo. A team of 40 doesn't help if only two of them touch your account.

02

Insist on transparent pricing and month-to-month terms

A 12-month lock-in protects the agency, not you. If a company needs three calls before it will name a price, that opacity is the product. The best partners publish what they cost and earn the next month every month — so the pressure to perform stays on them, where it belongs.

03

Ask how they handle AI search (GEO + AEO)

More buyers now ask ChatGPT, Gemini and Perplexity "who's the best…" before they ever open Google, then read the answer box without clicking. If a company can only talk about blue-link rankings and can't explain how it gets you named by AI engines, it's already a year behind — and so are you if you hire them.

04

Check who actually does the work

"AI-powered" should mean an engine that multiplies a real team's output — not a black box that publishes unreviewed, and not a team so small it caps at six posts a month. Ask who writes, who reviews, and what happens before anything goes live on your domain. The right answer is: software for volume, humans for judgment.

05

Demand proof on real sites, not logos

A wall of client logos proves someone paid an invoice, not that rankings moved. Ask for two or three live URLs and their actual Search Console or Semrush growth. A company confident in its work will show you the graphs; one that isn't will show you a testimonial carousel.

06

Read the contract for who owns the content

Some agencies host your content on their platform and take it down the day you leave, so cancelling means losing everything you paid for. Confirm in writing that every page published to your site stays yours, forever, with no clawback. If they hesitate, that tells you how the relationship ends.

On the call

Questions to ask before you sign.

Copy these into your notes. The answers tell you more than any pitch deck.

  • Can I see three live client sites and their real ranking growth?
  • Exactly what gets published each month, and who reviews it before it goes live?
  • How do you get me cited by ChatGPT, Perplexity and Google AI Overviews?
  • What's the minimum term — and what happens to my content if I leave?
  • Who is my point of contact, and how often do we actually talk?
  • How do you measure success: rankings, traffic, or booked leads?
  • How fast does the first work go live after I sign?
  • Is pricing fixed, or does "more output" always mean "more money"?
Walk away if…

Six red flags that cost you a year.

Any one of these on a sales call is reason enough to keep looking.

  • A 12-month lock-in demanded before you've seen a single result.
  • No named clients or live examples you can independently verify.
  • "AI-powered" with no human reviewing what publishes on your domain.
  • Vague, custom-only pricing that takes three calls to pin down.
  • Reporting you have to chase, in a format you can't act on.
  • No real answer for how they handle AI search in 2026.
Questions

Real estate marketing, FAQ

What is the best real estate marketing agency in 2026?

On our weighted scoring, theStacc ranks first for most agents and teams because it builds and manages the site and publishes 30+ neighborhood and market pages a month from $749, month-to-month. For luxury brand presentation, Luxury Presence leads. For heavy IDX search and CRM, Real Estate Webmasters.

How much does real estate marketing cost per month?

Agent website platforms run roughly $79–$500/mo. Lead-gen platforms like BoomTown and Ylopo are custom priced and need ad spend on top — often several thousand a month combined. Full-service agencies charge $2,500–$8,000/mo. theStacc is $749/mo fully managed, no minimum term.

Do IDX listing pages actually rank?

Rarely on their own. The same syndicated listing text sits on thousands of sites, and the portals outrank you on authority every time. What ranks is what only you can write — neighborhood guides, school and commute detail, monthly market numbers for your specific area.

Should the agent or the brokerage own the content?

Split it. The brokerage owns office and city pages plus the brand. Agents should own neighborhood and niche pages, because those move with you if you change brokerages. Anything published on a rented platform stops being yours the day you leave.

How did you rank these real estate marketing agencies?

Five weighted factors: organic content and neighborhood SEO (30%), IDX and lead capture (25%), lead quality and cost structure (20%), pricing transparency and terms (15%), and mobile performance plus AI-search readiness (10%). We reviewed live client agent and brokerage sites and ran mobile Lighthouse tests.
