Quick answer

Seven local SEO services for New York State businesses, from Buffalo to Long Island, compared on published pricing, contract terms, reporting and fit.

The direct answer

The best local SEO service in New York State depends on your region and how you like to work. theStacc leads on published pricing, month-to-month terms and monthly output. Makarios Marketing and Shaun Savvy suit Western New York, SEO Image suits Long Island, and Mannix Marketing suits the Capital Region and North Country.

Disclosure: we're theStacc, and our own managed SEO service is on this list. The scoring criteria are below so you can check how we ranked everyone, us included.

New York State is several local markets that happen to share a governor. A roofer in Cheektowaga, a dentist in Albany and a law firm in Hauppauge face different competitors, different search habits and different seasons. This list is for businesses outside, or alongside, New York City. If you are inside the five boroughs, our NYC local SEO guide is the better read.

Every provider below was checked on its own website for location, services and any published price or contract term. Where a firm does not publish a price, we say so instead of guessing.

How We Scored New York Local SEO Providers

We scored each provider on five criteria a buyer can check: published pricing, contract terms, monthly output, reporting, and fit for a New York region. We did not use review stars, invented results, or rankings we could not verify. Firms with an office in your region earn credit for in-person access.

CriterionWhat we checkedWhy it matters
Published pricingA price or range on the firm's own siteYou can budget before the sales call
Contract termsMonth to month or a stated minimumYou can leave if the work stalls
OutputNamed deliverables per monthYou can count what you get
ReportingStated reporting cadence and contentsYou can check progress yourself
Regional fitOffice location and stated service areaSome owners want meetings in person

theStacc wins on the first three because it publishes all of them. It loses on regional fit, because it has no office anywhere in New York. Several firms below beat it there, and for some owners regional fit is the deciding factor.

Comparison Table: New York State Local SEO Services

The comparison table below summarizes the seven providers by best fit, pricing, contract terms and base. Pricing and terms appear only where a firm publishes them on its own website; everything else is marked quote-based or not published. Websites change, so confirm current terms with each provider before signing.

The 7 Best Local SEO Services in New York State

Each card below gives the provider's best fit, what stands out on its own website, and what to watch for. The order follows our five criteria. If in-person access in your region counts for more than published pricing, look harder at the local firms further down.

1. theStacc (Our pick)

Best for: single-location owners anywhere in the state who want a fixed price and a lot of monthly output. theStacc is a managed SEO service: software does research and drafting, and a human SEO team reviews the work and owns strategy.

What stands out: the Local Growth plan is $749 a month ($625 billed yearly) with 30 blog articles written and published monthly, Google Business Profile posts, daily review monitoring and replies, a weekly report and a monthly call. Plans are month to month with a 30-day money-back guarantee. Growth Pro ($999) adds social media, and Growth Complete ($1,299) adds a hosted website and a US-based account team.

Watch-outs: no office in New York, and all meetings are remote. Not a fit for enterprises wanting a large custom team or a heavy link-building retainer.

2. Makarios Marketing

Best for: established contractors and service firms in Buffalo, Rochester and Syracuse. Based at 505 Ellicott St in Buffalo, it lists local SEO, Google Business Profile work, content, link building, Google Ads and Local Services Ads.

What stands out: it states "no lock-in contracts" and month-to-month work, so you can leave without a penalty clause. It also runs Local Services Ads, useful for home-service firms.

Watch-outs: no published price. Its own FAQ says it mainly serves e-commerce firms and local service businesses doing at least $250K a year, so very small shops may not fit.

3. Shaun Savvy

Best for: Buffalo-area owners who want one experienced person on the account. Based in Williamsville, it serves Buffalo, Amherst, Clarence, Tonawanda and the wider Western New York area.

What stands out: it publishes a typical range of $775 to $1,500 a month for local campaigns, and the founder sets strategy personally instead of handing you to an account manager. Services include profile optimization, local site SEO and AI search visibility.

Watch-outs: a one-person-led practice has limited capacity, and contract terms are not published.

4. SEO Image

Best for: Long Island firms in Nassau and Suffolk with a meaningful budget. Its Long Island office is at 200 Broadhollow Road in Melville, with a second office in Manhattan.

What stands out: the site says it has worked in search since 2002 and offers local, law firm, e-commerce and reputation management work, with strategies that separate Nassau and Suffolk markets.

Watch-outs: quote-based, and the lowest budget option on its proposal form is $1,500 to $2,500 a month, so it is not a budget pick.

5. Mainstreethost

Best for: Western New York businesses that want SEO, web design, ads and social under one roof. It is based at 207 Commerce Dr in Amherst.

What stands out: local SEO is a distinct service alongside technical SEO, AI search work, PPC and content, and the firm says it serves small, mid-sized and enterprise clients.

Watch-outs: no price or contract terms on its homepage, so you will need a call to compare it.

6. Mannix Marketing

Best for: businesses around Queensbury, Glens Falls and Lake George, at the edge of the Capital Region and the Adirondacks. It is based at 9 Stonehurst Dr in Queensbury.

What stands out: a long menu covering local SEO, web design, PPC, social, email and branding, with a stated focus on local advertising across upstate regions. That suits seasonal tourism and hospitality businesses.

Watch-outs: pricing and terms are not published.

7. webWAH!

Best for: Rochester and Buffalo businesses that need a new website and SEO from the same team. It is based at 110 Halstead Street in Rochester, with a Buffalo phone line.

What stands out: web design, SEO, PPC and social in one shop, plus its own review tool, revWAH.

Watch-outs: pricing and contract terms are not on its homepage, so ask for a written scope.

What Does a Local SEO Service Include?

A local SEO service should include Google Business Profile management, review handling, consistent business listings, location or service pages on your site, regular local content, and a report that ties the work to calls and form fills. If a proposal cannot name each of those as a monthly line item, ask why before you sign.

Use this checklist to compare New York proposals side by side:

  • Business Profile. Correct primary category, hours (including seasonal and holiday changes), photos, services and regular posts.
  • Reviews. A process for asking every customer and replying to every review, good or bad. Our guide on how to ask customers for reviews covers the asking part.
  • Listings. The same name, address and phone across directories. See our explainer on NAP consistency.
  • On-site pages. One useful page per real service and per town you serve, not copy-paste city pages.
  • Content. Articles that answer what local customers ask, published on a schedule.
  • Tracking. Calls, direction requests, form fills and Search Console data, not just rank screenshots.

If you want to run the basics yourself first, our local SEO checklist lists each task in order.

Red Flags in a New York Local SEO Proposal

The biggest red flags are promises of a top position, keywords stuffed into your business name, bought or gated reviews, and contracts that leave the agency owning your profile or site. Each of these either breaks Google or FTC rules or leaves you stuck when you want to leave, so walk away from proposals that include them.

  • Guaranteed positions. Google's hiring guide says that if an SEO guarantees first place, you should find someone else.
  • Keyword-stuffed business names. Renaming "Smith Plumbing" to "Smith Plumbing Buffalo Emergency Plumber" breaks Google's Business Profile guidelines, which say unnecessary information in a name can lead to suspension.
  • Fake or bought reviews. In August 2024 the FTC finalized a rule banning fake reviews and testimonials, which lets it seek civil penalties. Any vendor offering reviews in bulk puts you at risk.
  • Profile or site ownership. The agency should be a manager on your Business Profile, not the owner. The same goes for your domain and analytics.
  • Bulk directory packages. Hundreds of low-quality listings for a one-time fee rarely help and can spread wrong details you later have to clean up.
  • Long lock-ins with no exit. A 12-month term with no cancellation clause means you pay even if the work stops.

Local SEO or Google Ads: Which Should a New York Business Fund First?

Fund Google Ads or Local Services Ads first if you need calls this month, and local SEO first if you can wait for results that keep working without a per-click cost. Many New York service businesses run both: ads cover the slow build, and SEO lowers how much you depend on paid clicks over time.

You are trading speed against cost. Ads stop the day you stop paying. Local SEO work, such as reviews, profile improvements and helpful pages, keeps contributing after the month it was done. Upstate seasonal businesses often use ads to catch a sudden peak, like the first heavy snow in Buffalo, while SEO content builds for next season.

Ask any provider that sells both how they will avoid paying for clicks you would have earned organically, and how they report the two channels separately. Our comparison of SEO vs PPC walks through the math in more detail.

What Makes Local SEO in New York State Different?

Local SEO in New York State differs because each region behaves like its own market. Western New York, the Finger Lakes, Central New York, the Capital Region, the Hudson Valley and Long Island have separate competitors, seasons and search habits. A plan built for one region rarely transfers cleanly to another without changes.

Upstate, seasons shape demand more than most owners expect. Snow removal, roofing and HVAC demand in Buffalo and Syracuse swing with winter weather. Lake George and Finger Lakes hospitality peaks in summer. Content and profile posts should be planned months ahead of each peak, not during it.

Distance shapes results too. Google says local results depend mainly on relevance, distance and prominence, so a business in Amherst will not automatically show for a searcher in Rochester. Service-area businesses can list up to 20 areas, and Google says the overall area should stay within about two hours' drive. Our guide to service-area pages covers how to match pages to that real coverage.

Plan your seasonal content before the rush, not during it. theStacc schedules profile posts and articles months ahead of your busy season.

How Do You Choose a Local SEO Service in New York State?

Choose by deciding first whether you need someone in your region, then comparing written deliverables, contract terms and reporting. A local office helps if you want meetings in person. A remote managed service helps if you want more output for a fixed price. Either way, ask for a written list of monthly deliverables.

  • Match the region. If you serve Long Island, ask how the firm handles Nassau and Suffolk differently. Upstate, ask about seasonal planning.
  • Count the output. Convert each proposal into pages, posts, replies and citations per month. Our local SEO pricing guide shows what each budget tier should buy.
  • Check the term. Prefer month to month, or ask what leaving early costs.
  • Own your assets. You should keep the profile, site content and analytics.

For a statewide view beyond local search, our list of the best SEO companies in New York State covers firms with broader national and content programs. The national ranking of local SEO companies scores providers that work across many states.

Questions to Ask on the First Call

On the first call, ask questions that turn a sales pitch into checkable commitments. Google's own hiring guide suggests asking for examples of past work and whether the provider will share every change made to your site. Add questions about region, output, reporting and terms so you can compare every New York provider fairly.

  1. Which New York towns or counties have you worked in, and can I see an example?
  2. What exactly will you deliver each month, in numbers?
  3. Who writes the content, and who reviews it?
  4. What does your monthly report show besides rankings? A good SEO report separates calls and forms from rank charts.
  5. What is the minimum term, and what does cancelling cost?
  6. Will I own my Google Business Profile, site content and analytics accounts?

Listen for anything that sounds like a guaranteed position. Google says no one can guarantee a top ranking, and it says better local rank cannot be bought. Our post on guaranteed SEO services explains which promises are fair to ask for instead.

Frequently Asked Questions

These are the questions New York business owners most often ask before hiring a local SEO provider. The answers rely on what each firm publishes and on Google's own documentation. None of them promise rankings, traffic or leads, because no provider on this list, ourselves included, can honestly promise those outcomes.

How much do local SEO services cost in New York State?

Few New York firms publish prices. Of the providers here, theStacc lists $749 a month and Shaun Savvy publishes a typical range of $775 to $1,500 a month for local campaigns. The rest quote privately, so ask each for a written list of monthly deliverables.

Do I need a local SEO company in my own part of New York?

Not necessarily. A local firm helps if you want in-person meetings or deep knowledge of your town. A remote provider can do the same profile, content and reporting work. Decide on how you like to work, not on the address alone.

Can any New York SEO company guarantee Map Pack rankings?

No. Google says there is no way to request or pay for a better local ranking, and that no one can guarantee a top ranking. Treat any guarantee as a warning sign.

Should a business serving several New York regions use one profile?

Only real locations get their own Business Profiles. A service-area business can list up to 20 service areas, and Google says the overall area should be within about two hours of driving time from where the business is based.

Are month-to-month local SEO contracts common in New York?

Some providers offer them. theStacc is month to month, and Makarios Marketing says it has no lock-in contracts. Others do not publish terms, so ask for the minimum term and cancellation cost in writing.

What does a local SEO service include?

A local SEO service should include Google Business Profile management, review requests and replies, consistent directory listings, service and town pages, regular local content, and call and form tracking. Ask for each as a named monthly deliverable. If a proposal lists only "optimization" without numbers, you cannot check whether the work was done.

How long does local SEO take to work?

Expect early changes, like a more complete profile and new reviews, within weeks, and steadier gains over several months. Google does not publish a fixed timeline, and its hiring guide tells you to ask for realistic estimates instead. Competitive categories like law and HVAC in larger New York metros usually take longer than niche trades in small towns.

Is local SEO worth it for a small business?

Yes, for most businesses that serve customers in a defined area and get work from Google searches and Maps. It is less useful if most of your work comes from referrals or contracts you bid on. Compare the monthly fee with the value of one or two extra jobs a month to see whether the math works for you.

Is local SEO better than Google Ads?

Neither is better in every case. Google Ads and Local Services Ads bring calls as soon as they run but stop when spending stops. Local SEO builds slowly and keeps working without a per-click cost. Many New York service firms run ads during busy seasons and SEO year round.

Can I do local SEO myself instead of hiring a company?

Yes, the basics are doable yourself: verify your Business Profile, pick accurate categories, ask every customer for a review, reply to reviews, and keep your name, address and phone the same everywhere. Owners usually hire help when they lack time for regular content and posts, or when competitors in their town are already investing.

Pick the Provider That Fits Your Region and Your Working Style

The right New York local SEO provider is the one whose region, output and terms match your business. Choose a local firm if in-person access matters most. Choose theStacc if you want a published price, month-to-month terms and a high, countable monthly output from a remote team.

If you also serve New York City, compare this list with our best SEO companies in New York City. Whoever you hire, keep ownership of your profile and data so the next provider can pick up where the last one stopped.
